LEVEL OF SERVICE OFFERED

Tenant Find Only £400
Includes:

• Advising of achievable rental income.
• Advertising and generally marketing and promoting the property availability via Online Advertising, Office Display and 'To Let' Board and carry out accompanied viewings.
• Referencing prospective tenants including employment reference, current and/or previous landlord / letting agent and credit search completed to obtain information of any previous adverse credit. Where necessary, additional security would be requested by means of a guarantor.
• Preparing the tenancy agreement and necessary tenancy forms in order for the tenancy to commence in line with relevant Rent and Housing Acts.
• Receiving a deposit / bond from the successful tenant and depositing with a Government Approved Scheme provider and issuing the necessary prescribed information to the tenant.
• Arranging with service companies, principally Council Tax, water, electricity and gas providers for the transfer of service contracts to the tenant at the beginning of each tenancy and if necessary to provide meter readings of credit meters.
• Collect and remit initial months’ rent received
• Advise all relevant utility providers of new tenant information & meter readings (if available)
• Deduct and pre-tenancy invoices
• Take images both internally and externally at the commencement of the tenancy to be used as a photographic inventory for reference should a dispute arise at the end of any tenancy agreement
• Collect and remit initial months’ rent received

Fully Managed £275 set up fee & 10% of rent received
Includes:

• All information / points detailed above for Tenant Find Only Service plus:
• Collect rent payments from tenant and transfer to the landlord minus any fees or property expenses due or incurred for the period. Payments will be made by bank transfer accompanied by a detailed rent statement to be provided via e-mail.
• Complete as standard two property inspections on an annual basis. Responsibility for and management of vacant properties is not included as standard and will only be completed by special agreement.
• Co-ordination of repair or required maintenance work including organising tradesmen to attend to provide estimates or complete authorised work and settling invoices from rents received.
• Complete Gas Safety Certificates, Electrical Installation Condition Reports and Energy Performance Certificates when required in order for the landlord to remain compliant with regulations.
• Complete full property inspection and inventory check at the end of each tenancy and oversee any matters or disputes between landlord and tenant relating to unfair wear and tear.
• Issue Notice of Seeking Possession as instructed by the landlord.

ADDITIONAL FEES & CHARGES

Inventory Fee £100
To provide a professional and detailed written inventory if required in addition to the photographic inventory issued as standard.

Additional property visits £30
To attend for specific requests from the landlord excluding non-payment perusal visits

Tenancy Renewal Fee £75
Review rent in accordance with current prevailing market condition and advise the landlord accordingly. Enter discussions with the tenant and if appropriate, and agreed by all parties renew the tenancy agreement and issue all necessary and required paper-work and certificates.

Annual Statements £50
Annual statements for accounting / tax purposes can be prepared if required

Completion of Court Possession Claim Forms £50
In the instance of a tenant refusing to vacate the property after serving of Notice to Quit, applications will need to be made to the Courts for possession. The landlord is responsible for payment of the Court fees plus an administration fee to complete, process and issue the application.

Court Attendance £50 per hour
Should we be required to attend Court on the landlords behalf for a possession hearing to submit evidence and hourly rate will be charged.

Re-setting of pre-payment Gas & Electric Meters £30
If the property is fitted with pre-payment gas & electric meters that require re-setting / clearing at the outset of a tenancy the above fee is payable to cover Agent telephone calls to utility provider, visiting the property for the necessary meter information & collecting replacement gas card & electricity keys for the meters.

Deposit Recovery £50
If the tenant fails to respond to a deposit claim for deductions caused by unfair wear and tear, damages or rent arrears the above fee is payable to cover the single claim process to recover the claimed amount and arrange for the necessary forms to be witnessed by a solicitor.
