LEVEL OF SERVICE OFFERED

Tenant Find Only £350 (inc VAT)
Includes:

• Agree the market rent & find a tenant in accordance with the landlord guidelines
• Advise on refurbishment
• Provide guidance on compliance with statutory provisions and letting consents
• Carry out accompanied viewings (as appropriate)
• Market the property and advertise on relevant portals
• Erect board outside property in accordance with Town and Country Planning Act 1990
• Reference any prospective tenants and provide landlord with the resulting information
• Issue tenancy agreement at outset of tenancy
• Take photographs throughout the property at outset of tenancy– both internally & externally
• Collect and remit initial months’ rent received
• Advise all relevant utility providers of new tenant information & meter readings (if available)
• Deduct and pre-tenancy invoices

Fully Managed £150 (inc VAT) set up fee & 10% (inc VAT)
of rent received
Includes:

• All information / points detailed above for Tenant Find Only Service
• When received / applicable protect the security deposit with a Government authorised Scheme
• Collect and remit rent payments received
• Pursue non-payment of rent & provide advice on rent arrears actions
• Deduct commissions and maintenance / other works
• Undertake two inspection visits per annum and notify landlord of outcome
• Arrange routine repairs and instruct approved contractors (providing two quotes)

ADDITIONAL FEES & CHARGES

Inventory Fee £50 (inc VAT)
Professionally supplied, written & photographic inventory of your property to be prepared

Additional property visits £30 (inc VAT)
To attend for specific requests from the landlord excluding non-payment perusal visits

Rent Review Fee £30 (inc VAT)
• Review rent in accordance with current prevailing market condition and advise the landlord
• Negotiate with the tenant
• Direct tenant to make payment change as appropriate

Renewal Fee £30 (inc VAT)
Contract negotiation, amending and updating terms & arranging a further tenancy agreement

Annual Statements £20 (inc VAT)
Annual statements for accounting / tax purposes can be prepared if required

Payment of Rents by Cheque £3 (inc VAT) per cheque
Opposed to BACS payment

Postage of Statements £4 (inc VAT)
Electronic statements will be supplied within our Management Service. The printing and postage of statements can be arranged for the above fee

Court Attendance £20 (inc VAT) per hour

Re-setting of pre-payment Gas & Electric Meters £30 (inc VAT)
If the property is fitted with pre-payment gas & electric meters that require re-setting / clearing at the outset of a tenancy the above fee is payable to cover Agent telephone calls to utility provider, visiting the property for the necessary meter information & collecting replacement gas card & electricity keys for the meters.

Deposit Tenant Disputes £50 (inc VAT)
If the tenant disputes the deduction of any payments from the deposit the above fee is payable to cover the time required to complete a defence case & arrange for the signing of the paper-work by a Solicitor.
