THE ONLY PAYMENTS CHARGABLE IN CONNECTION TO OUR TENANCIES ARE:

• Rent

• A refundable tenancy deposit capped at no more than five weeks’ rent where the total annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above

• A refundable holding deposit (to reserve a property) capped at no more than one weeks’ rent

• Payments associated with early termination of the tenancy, when requested by the tenant. The landlord may request you pay an administration fee of £275.

• Payments capped at £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy.

• Payments in respect of utilities, communication services, TV licence and Council Tax.

• A default fee for late payment of rent
• Replacement of a lost key/security device giving access to the housing

FURTHER INFORMATION RELATING TO THE HOLDING DEPOSIT

To reserve a property and remove it’s availability from the market you will be required to pay the equivalent of no more than one weeks’ rent as a Holding Deposit. This will be calculated by multiplying the monthly rent by 12 and then dividing by 52 weeks of the year.

Once a holding deposit has been received, the tenancy is taken to be agreed, subject to referencing and verification of information provided. Langdales Estate & Lettings will not proceed with any other tenant and will not accept any further holding deposits.

Upon receipt of completed application forms, satisfactory references and tenant documentation / identification the holding deposit will be allocated towards the first month’s rental payment.

A holding deposit can be retained by Langdales Estate & Letting Agents if the tenant:

• Provides false and/or misleading information.
• Fails to provide identification to satisfy and pass a Right to Rent Check.
• Withdraws from the tenancy application.
• Fails to take all reasonable steps to enter into a tenancy agreement within a reasonable timescale.
