Tenant info

We have an extensive portfolio of rental properties throughout County Durham and welcome applications from private workers to Local Housing allowance applicants, although a guarantor may be required.

1) Finding a Property
The best way to begin is to speak with us directly and tell us about yourself and your property requirements. We can then search and advise you of any potential property matches. If there isn't anything that suits your needs we can retain your details and contact you as soon as a suitable property becomes available.

2) Viewings
Viewings will be arranged at times that most suit your own requirements. You will be accompanied by a member of staff on all viewings who will be able to answer any questions you may have.

3) Reserving a Property
Once you have decided on a property that you would like, we arrange for you to come into our Spennymoor office to complete the application process, an application fee will be charged at this point. We will then carry out a number of background checks and references to verify your eligibility as a tenant.
If you decide to withdraw your application or if your application is refused for any reason the application fee is non-refundable.
Should your application be successful you will then be required to pay a bond and one month’s rent in advance. A sign in date will then be agreed.

4) Will I Need a Guarantor
After completing the application process we may ask you to provide a Guarantor for your tenancy to proceed. This decision will be based on the result of your credit file report and the references received. Should this request be made and subsequently refused by the applicant, the application will then be declined.

Should you be in receipt of Local Housing Allowance it is advisable to seek a Guarantor prior to commencing the application process.
